Text Box: Service the furnace and  inspect the heat exchanger for damage.*
Install the proper Type “B” vent connector and a listed wind cap to the top of the vent pipe.
Replace the defective sump pump.
Replace/repair the lav and shower faucets in the master bathroom.
Replace the basement light fixtures with UL approved lights.
Repair the wood-rot at the exterior window frames/trim boards.
Repair the leak that was noted on the south sill cock.
Reduce the 30amp breaker serving the condenser unit circuit with a 25amp breaker.

* Recommend conducting a water-test on the heat exchanger. This cost estimate does not include the cost of repairs or replacement if cracks or significant damage is found in the heat exchanger.

Text Box: Create/maintain the proper drainage conditions. The slope should be not less than six inches within the first 10’ of the foundation walls.  
Maintain the Dry-Lok sealant on the crawlspace walls.
Install a continuous plastic vapor barrier on the floor of the crawlspace.
Insulate the interior foundation walls in the crawlspace. Insulate ducts/water lines in the crawlspace.
Recommend installing smoke detectors in each bedroom that are hardwired and interconnected.
Recommend installing GFCI outlets within six feet of all sinks, in the garage and at the exterior.
Remove the debris from the gutters. Properly grade the gutters towards the downspouts. Caulk/seal the gutter joints/seams. Extend the downspouts 5’-10’ from the foundation walls. Install gutter screens.
Upgrade the insulation in the attic to reduce energy use.
Recommend installing window well covers.
The furnace has a limited remaining life.
