The Conditions Of The Inspection Report

CLIENT INFORMATION - This report was compiled at the specific request of the Buyer, Selling Agency or Listing Agency  identified on the cover page of the report and hereby referred to as the Client. . The report and its contents are for the expressed use of the Client only. No other party may use or reproduce the report or any portion therein, unless written permission is granted by National Building Consultants or the Client. This report is not intended to be used in conjunction with any other real estate document or contact. The Client assumes all liabilities associated with the use of this report.

INSPECTION GUIDELINES AND LIMITATIONS - This preliminary report was compiled from information that was derived during a non-intrusive visual observations and from the results of any non-intrusive diagnostic test conducted during the inspection. The inspection report does not make reference to any above ceilings, within walls, under or within concrete slabs or in any concealed area of construction. The inspection report is not a determination of compliance with governmental or manufacturer’s building standards or building codes. This inspection is not technically exhaustive and further analysis, service, repair or replacement must be done for any noted Areas of Concern, items deemed to be Marginal or Poor, or any areas specifically noted in the Comments section of the report. 

The inspection report delineates only those areas and conditions that were readily accessible; not requiring the deconstruction of any portion of the house, removal of any building materials, panels, covers or without having to move any personal belongings or furnishings in or around the house. The report does not state the condition of elements which were neither observed nor were readily accessible. Due to the enormous scope of this service, this report will not, nor does it claim to reveal every existing deficiency of a structure or its related mechanical system. Deficiencies may be present and yet not be noted within this report. The report will merely attempt to note as many deficiencies as are observed. The report is the merely the opinion of the inspector. This report is neither a warranty or guarantee against latent defects, unobserved deficiencies or against items inadvertently omitted from the report. Neither the inspector nor National Building Consultants makes any implied or unimplied warranty or guarantee against unreported deficiencies or future conditions. The Buyer, Selling Agency and Listing Agency hereby agrees to hold harmless and indemnify the inspector and National Building Consultants against all legal claims arising from the services provided. Should the  Buyer Selling Agency or Listing Agency be dissatisfied with the inspection service or report, the Buyer, Selling Agency or Listing Agency will hold National Building Consultants liable only to the extent of the cost of the inspection service, which must be claimed within thirty (30) days after the initial inspection is completed. If the conditions and terms of  the inspection service are not agreed to and accepted by the Buyer, as verified by a valid signature at the bottom of this page, then the report is null and void and must be returned to National Building Consultants within fourteen (14) days of receipt.

LATENT DEFICIENCIES - The inspection and subsequent report will not reveal every defect of the structure, at mechanical systems or other equipment. After purchasing a home many owners will discover deficiencies in their property. Sometimes it is an item that was not readily accessible or visible at the time of the inspection; such as areas  that are within walls, above ceilings, under floors or concealed areas. Unreported deficiencies might also be an item that simply was not noted during the inspection. Whatever the reason, National Building Consultants can assist in determining the extend of the deficiency and more importantly, can assist in determining the acceptable remedies.

EXCLUDED AREAS FROM THE INSPECTION - The following are not covered by the inspection service or included in the inspection report: Sprinkler systems, home-security systems, communication systems, swimming pools, spas, hot tubs, saunas, fireplace liners, termite activity and/or termite damage, septic systems, private wells, outdoor grilles, agricultural buildings, accessory buildings, appliances, low-voltage wiring systems, furnace heat-exchangers, solar systems and other items not specifically referenced in the report.

ACCEPTANCE OF THE CONDITIONS OF THE INSPECTION SERVICE - After thoroughly reviewing and accepting the Conditions Of The Inspection Report and the full inspection report,  the Buyer must sign and date the signature page attached to the invoice and return it with payment. Failure to do so will render the report null and void.
